We have vast experience with this delivery method and have found it to be a very successful method of construction for both the owner and ourselves. With this system, the architect and general contractor work together as a single entity to provide both the design and construction of a project. This approach minimizes the project risk for an owner by having a guaranteed outcome and maximum price, reduces the delivery schedule by overlapping the design phase and construction phase of a project and eliminates redundancy in the proposal and bidding procedures. This system allows us to hand pick the project team including designers and key subcontractors to ensure the best quality and value for the client.

Construction
Management
Through our many years and multiple projects that we have constructed with the construction management method, we have developed a highly detailed approach to coordinating subcontractors' workscopes. Our detailed workscopes are developed by completing a thorough review of the information contained in both the specifications and drawings in order to “assign” each trade their responsibilities under their particular trade. This process is done for each job specifically to ensure all portions of work are covered and allocated to a particular contractor’s workscope. This process ensures that each portion of work is covered and minimizes change orders for items not covered by any contractor and eliminates waste by avoiding multiple contractors covering the same items within their bids. This process also makes the job flow more efficiently by eliminating questions about who is responsible for what and minimizes conflict between subcontractors. By acting as a construction manager on the owner's behalf, we are able to continually monitor the complex details of a construction project as it is the details that are essential to a successful project.
The preconstruction phase of a project is one of the most important to ensure a successful project and that is why Orion focuses on this phase and makes sure the following items are covered early in the process.
• Use our diverse construction knowledge to create a schedule and budget based on historical data from our past projects.
• Perform a complete plan review to identify value engineering options and perform a constructability review.
• Identify long lead time items and coordinate their purchase and delivery with correlation to master schedule.
• Provide site layout review for staging, traffic flow, access and temporary construction needed to achieve minimum impact on staff and visitors throughout the construction process.
• Help develop the overall construction budget and efficiently manage the guaranteed maximum price with any savings being returned to the owner.
